About Amelia Island
Amelia Island is a coastal community in Nassau County, Florida, featuring a mix of single-family homes, condos, townhouses, and land parcels. Pricing splits by geography: mainland communities west of the Amelia River run mostly from the $300s to the $600s, while on the island itself condos start in the high $100s and single-family homes trade from around $600,000 into the multi-millions along the oceanfront. It's served by Nassau County schools and known for its pristine Atlantic beaches, Victorian-era downtown Fernandina Beach, and a blend of resort amenities and small-town character. Much of the island's luxury inventory sits inside gated communities on Amelia Island, and the golf communities on Amelia Island span both island resort clubs and mainland Amelia National.

Living Here
What It's Like to Live in Amelia Island
Day-to-day living on Amelia Island revolves around the coast and the charm of old Florida. Harris Teeter handles grocery runs just about 2 miles away, while Shucker's Oyster Bar & Grill and Down Under Restaurant — both within roughly 2 miles — keep the casual dining options close and local. For a special evening, Salt at The Ritz-Carlton Amelia Island offers AAA Five-Diamond fine dining just a few miles down the island. Peters Point Beachfront Park is about 3 miles away for a quick walk to the water, and Fort Clinch State Park — a Civil War-era fort with beaches and fishing — is roughly 7 miles north. The thing buyers underestimate most is how much the Fernandina Beach Historic Downtown becomes part of your daily rhythm: the locally owned shops, the waterfront shrimp fleet, and events like the Isle of Eight Flags Shrimp Festival make it feel genuinely different from any other coastal community in Northeast Florida.
Location
The Island, the City and the Mainland Side
Three places share the Amelia Island name on this site. The city of Fernandina Beach on the island’s north end, with its own page. And the mainland side: Amelia National, North Hampton, Amelia Walk, Flora Parke and the O’Neil and Nassauville streets between I-95 and the bridges, which carry Fernandina Beach addresses and ZIP 32034 but are not on the island; they are listed here as Amelia’s mainland side, with the Yulee hub next door for ZIP 32097. The difference matters for the flood map, the drive to the beach and the price: the mainland side trades at a tier below the island.
The Homes
Amelia Island Homes & Architecture
The current inventory on Amelia Island spans a wide range of styles and eras, from ranch and traditional single-family homes to cottages and log-style construction — with some properties dating back to the mid-20th century and new builds completed as recently as 2026. Most active listings are single-family homes, with condos and vacant land also available; roughly 3 bedrooms and about 1,800 square feet represents the middle of the market, though homes range from compact 2-bedroom cottages under 700 square feet to larger residences approaching 4,300 square feet. Prices depend heavily on which side of the Amelia River you’re on: mainland neighborhoods generally run from the low $300s into the $600s, while island condos start in the high $100s and island single-family homes trade from around $600,000 to well over $2 million on and near the ocean. Inside, open floorplans with kitchen islands, split-bedroom layouts, walk-in closets, and screened or covered outdoor living spaces are common features across the inventory. HOA fees vary significantly — some communities carry modest annual dues while others run higher monthly assessments — so it's worth reviewing the specific community structure for any home you're considering.
Amenities
Amelia Island Amenities & Community Features
Depending on the specific community, Amelia Island residents may have access to a range of shared amenities including gated entry, a community pool, clubhouse, tennis courts, basketball court, jogging paths, playground, barbecue areas, and maintained sidewalks with street lighting. Broader island amenities include two golf courses within about 3 miles — Fernandina Beach Golf Club and The Golf Club of Amelia Island — as well as Amelia Island Marina roughly 2 miles away for boaters. Peters Point Beachfront Park provides public beach access about 3 miles from the heart of the community, and the protected lands of Fort Clinch State Park and Big Talbot Island State Park expand outdoor options considerably.

Flood Zones & Insurance on a Barrier Island
Amelia Island is a barrier island, and flood risk here is real but street-specific. Much of the island sits on high dune ridges — some of the higher ground on Florida’s Atlantic coast — while marshfront and low-lying streets can fall in FEMA AE or VE zones where lenders require flood insurance. The difference shows up directly in your monthly cost: a ridge home and a marshfront home half a mile apart can carry very different insurance bills. Every listing on this site shows its FEMA flood zone and evacuation zone, and on any island home my buyers pursue I raise the elevation-certificate question early — before the offer, not at the inspection.
Schools
Schools Near Amelia Island
Amelia Island listings report Emma Love Hardee Elementary School, Southside Elementary School and Atlantic Elementary School at the elementary level, Fernandina Beach Middle School at the middle level and Fernandina Beach High School at the high school level, all in the Nassau County School District. School assignments are address-specific and change; confirm the zoning for any specific home with the district before you buy.

Before you offer
What to check before you buy in Amelia Island
1. Check the flood and evacuation zone for each home
The island’s zones change from the beach to the marsh side and around downtown. Every listing on this site shows its FEMA and evacuation zone; read them before you fall for a house.
2. Older homes come with older-home homework
Insurers usually ask for a four-point and a wind-mitigation inspection on older houses, and the results move the premium. Get both, and the insurance quote, inside your inspection period.
3. Rental rules differ by city, county and building
Fernandina Beach, Nassau County and many condo associations set their own rental rules. If rental income is part of the plan, confirm them for the specific address before you offer.
4. Historic district rules
In downtown Fernandina’s historic district, exterior changes go through the city’s review. Ask what has been approved on the house.
5. Know the mills before you buy downtown
Fernandina Beach has two working paper mills near downtown. Visit a downtown or north-end house more than once, at different times and in different winds.
6. Your property tax resets at purchase
Florida reassesses a home at market value when it sells, so the seller’s capped assessment does not carry over. Budget the tax on your price. If you own a Florida homestead now, portability can bring part of its savings with you.
7. Schools are set by address
Public school assignment follows the attendance zone for the specific address. Check it for each home.

Testimonials
What Krista's Clients Say
“One name is all you need: Krista Fracke. When we set out to sell our home in Ponte Vedra we knew our situation was unique, our requirements would be many, our expectations would be high and we needed the best of the best. We began talking to Krista more than 18 months prior to our actual listing date. I asked too many questions and followed up regularly. Krista was there for us, real time until we were ready to list. Just to be transparent; we live out of state and have never met Krista in person before, during or after the sell of our home. When the time came to list; not once did we question what was happening. Krista's attention to detail; knowledge and exceptional communication exceeded our expectations. We had information real time with feedback, issues, thoughts, ideas and tactics to help market our home. They say hindsight is 20/20. Ours was spot on; we would choose Krista again today, tomorrow or anytime in the future. She truly is unique and special in a world full of average and stands far above her peers. I can't emphasize enough her value. This was by far the best experience selling a home in our lifetime.”
“Krista Fracke and her staff are wonderful to work with and very knowledgeable of the housing market in Northeast Florida. She is very helpful with sell price determination, staging your home, and negotiations. She educates you on your current home sell and future sells. One of our homes sold in 24 hours and the last one in 2 months at the rise of Covid 19. We had a great experience at a time that is very stressful.”
Amelia Island FAQ
Is Amelia National on Amelia Island?
No. Amelia National, North Hampton, Amelia Walk and Flora Parke are on the mainland between I-95 and the Amelia Island bridges, in MLS area 472 with Fernandina Beach addresses. They are ten to fifteen minutes from the beach by A1A, mostly in FEMA Zone X, and priced a tier below the island. This site lists them under Amelia Island as its mainland side; the Yulee hub covers ZIP 32097 on the other side of A1A.
How far is Amelia Island from Jacksonville International Airport?
Jacksonville International Airport is about 25 road miles from the island — typically a 35-minute drive via SR-200 and I-95. That's still one of the more convenient aspects of island living here; you're not sacrificing easy air access for the coastal lifestyle. Daily's Place, EverBank Stadium, and downtown Jacksonville's entertainment venues are a longer haul — plan on 45 minutes.
What are HOA fees like on Amelia Island?
HOA fees across Amelia Island vary quite a bit depending on the community. Some neighborhoods carry low annual dues — on the order of $85 per year — while others with more extensive amenities can run up to around $2,500 annually. The fee structure and what it covers (grounds maintenance, pool, gated access, etc.) differs by community, so it's important to review the specific HOA documents for any home you're seriously considering.
Is there a mix of property types available, or is it mostly single-family homes?
The current market on Amelia Island includes single-family homes as the dominant property type, but there are also condos, townhouses, and vacant land parcels available. If you're interested in building, there are cleared homesites — some positioned for potential marsh or Intracoastal views — alongside the existing residential inventory. That range of options, from move-in-ready homes to raw land, is part of what makes this market distinct from more uniform suburban communities.
What dining and restaurants are nearby?
The dining scene on and around Amelia Island punches well above its size. Within a couple of miles you have Shucker's Oyster Bar & Grill and Down Under Restaurant for casual waterfront-style meals, and Cantina Louie in Fernandina Beach rounds things out with a solid Mexican option — all roughly 1 to 2 miles away. For a special occasion, Salt at The Ritz-Carlton Amelia Island is an AAA Five-Diamond restaurant about 3 miles out and one of the most acclaimed fine-dining experiences in Northeast Florida. Historic Downtown Fernandina Beach, just under 5 miles away, adds even more locally owned restaurants and cafés to the mix.
Can I use a home on Amelia Island as a short-term rental?
It depends on which side of the city line the home sits — and this catches buyers off guard. Inside the City of Fernandina Beach, rentals under 30 days are only permitted in limited zoning districts (plus some properties grandfathered under older permits), and the city requires its own Resort Rental Dwelling Permit on top of state and county licenses, with real fines for operating without one. On the island’s south end, in unincorporated Nassau County — including the resort corridor around the Omni and the Ritz-Carlton — the county’s rules are generally more accommodating, which is why the vacation-rental market concentrates there. If rental income is part of your plan, tell me before we tour: the same floor plan two streets apart can be a legal short-term rental or not.
