We start at the Exchange, the amenity and gathering heart of eTown, near the Recharge fitness center and the resort pool. eTown is compact by master plan standards, and that is its pitch: new construction energy, ten minutes from the Town Center, the beaches within a lunch hour.

The plan for the day: the two flagship eTown villages, the 55 plus option for context, Seven Pines next door, and two comparisons that frame the Duval versus St. Johns decision honestly.

Kettering, the attainable front door of eTown

Kettering carries the most inventory in eTown and the friendliest pricing. The homes are efficient newer builds, and the value story is location math: this is what a new home costs ten minutes from St. Johns Town Center.

My couple compared a Kettering home directly against renting near their offices. The mortgage math won, which is how a lot of eTown stories start.

Over lunch we talk about the multigenerational card. Del Webb eTown is age restricted to 55 plus, which means our couple cannot buy there, and also means their parents can, five minutes from the grandkids. I include the drive through on almost every eTown tour for exactly that reason.

It also anchors the fee conversation: the 55 plus product carries its own amenity structure, and comparing it against the family villages makes both easier to understand.

It is also simply beautiful to drive, which matters at hour six of a tour day.
