A Krista Fracke tour day

A Home Shopping Day Built for a Mayo Clinic Relocation

Every spring and fall I run versions of this exact day, because Mayo Clinic hiring has its own rhythm: an offer letter, a start date, and a house hunt compressed between them. My buyer on this run was a physician relocating with a spouse who works remotely, budget between $500,000 and $1,200,000, and one requirement above all: the commute to San Pablo Road must never be the hard part of the day. Every stop on this tour respects that rule.

9:00 AM

Coffee near St. Johns Town Center, the life infrastructure check

We start near the Town Center because relocating professionals need the whole life map, not just the house: the shopping, the restaurants, the gyms, the airport run for conference travel. Everything on this tour sits within an easy radius of this spot, and the hospital campus on San Pablo Road anchors the other end.

The route today runs from the newest master planned options to a hidden enclave minutes from the campus gate, and it ends with a deliberately different answer for buyers who want to land first and decide later.

9:30 AM

eTown, new construction on the 9B side

eTown is where the new construction answer lives: Kettering for the efficient landing in the five hundreds, Edison for the showcase designs near the amenity core. The commute rides JTB toward the beaches, the longest of the day but a reverse flow against most traffic.

For dual career couples this stop often wins on the second office: newer plans here treat the work from home room as a first class space rather than a converted bedroom.

What I love

  • New construction across the band
  • Modern work from home floor plans
  • Ten minutes to Town Center

What to weigh

  • The longest Mayo commute of the day
  • CDD and amenity fees stack

CDD: CDD applies in eTown.

HOA: Modest HOA plus the amenity structure.

Schools: Duval County schools; many relocating families also shortlist nearby private options.

10:45 AM

Seven Pines, the Kernan corridor compromise

Seven Pines splits the difference: preserved trees, the deepest inventory of the day, and a Kernan Boulevard corridor that runs straight toward the hospital district. Homes here stretch across the middle of our band.

This is the stop where commute math meets streetscape, and for many Mayo buyers the compromise turns out to be the answer.

What I love

  • Preserved canopy rare in new communities
  • Deep inventory in the band
  • Direct Kernan corridor toward campus

What to weigh

  • Amenities still growing
  • Corridor traffic at shift change

CDD: CDD applies.

HOA: Modest HOA.

Schools: Duval County; verified per address.

12:00 PM

Lunch, and the call schedule conversation

Over lunch we have the conversation that separates this tour from a generic one: the call schedule. A twenty minute commute is one thing on a Tuesday morning and another thing entirely at two in the morning, and the honest map of this day puts Tamaya and Old Still in a different category than everything west of the Intracoastal.

This is also where we talk timing: relocation windows are short, and the preparation that lets you offer on day two instead of day ten is done before you ever fly in. My buyers land with financing framed and the shortlist already built.

1:00 PM

Tamaya, the showcase ten minutes from campus

Tamaya is the stop my Mayo buyers photograph: Mediterranean architecture, the grand amenity center, and a location that makes the hospital commute almost an afterthought. Current listings run through the upper half of our band and beyond.

The fee stack runs higher here and the architecture is a commitment, but nowhere else on this tour pairs this commute with this streetscape.

What I love

  • Short drive to San Pablo Road
  • Distinctive architecture and amenity center
  • Strong resale among medical relocations

What to weigh

  • Higher HOA and CDD stack
  • Premium pricing in the band

CDD: CDD applies.

HOA: Higher than the 9B stops; we put the numbers side by side.

Schools: Duval County; verified per address.

2:30 PM

Old Still, the enclave the listings forget

Old Still is the stop nobody finds on their own: a small gated enclave of custom homes under the oaks off Hodges, minutes from the campus gate. Inventory is scarce by design, sometimes one home, sometimes none, and when one lists it moves to whoever was prepared.

I include it on every Mayo tour anyway, because buyers deserve to know the category exists. When the right house appears here, it tends to end the search on the spot.

What I love

  • Minutes from the hospital district
  • Custom homes under mature oaks
  • Gated quiet at a human scale

What to weigh

  • Inventory is scarce and moves fast
  • No community amenities

CDD: No CDD.

HOA: Modest gate and grounds HOA.

Schools: Duval County; verified per address.

The contrast: Tidal Pointe, the landing pad strategy

The last stop is a strategy, not just an address. Tidal Pointe at Southside is the newer townhome community minutes from the Town Center, with current listings in the high three hundreds. For a compressed relocation window, buying the low maintenance landing pad now and shopping for the forever home after the first year is a genuinely smart play.

It converts the scariest part of relocating, deciding everything at once, into two calm decisions twelve months apart. And the townhome becomes either the sale that funds the upgrade or the investment you keep.

What I love

  • Fast, low maintenance landing
  • A fraction of the band, preserving options
  • Strong lock and leave utility for conference travel

What to weigh

  • Townhome living, shared walls
  • A second move if the forever home comes later

CDD: Verify per the community documents.

HOA: Townhome HOA covers exterior and grounds; we read the coverage.

Schools: Duval County; often not the factor at this stage.

Questions buyers ask on these tours

Which communities are closest to Mayo Clinic Jacksonville?

Of this tour, Old Still and Tamaya sit closest to the San Pablo Road campus, with Seven Pines a direct corridor away and eTown the far end of the radius. The beaches communities east of campus are also close and covered on my coastal condo tour.

How fast can a relocation purchase realistically close?

With financing framed before you arrive and a shortlist built from a day like this, my relocating buyers routinely go from landing to accepted offer within a week. The preparation happens before the flight, which is exactly what this tour is designed around.

Is buying a townhome first a good relocation strategy?

Often, yes. A landing pad at Tidal Pointe converts one rushed decision into two calm ones: settle quickly now, then shop for the long term home on your own schedule. The math depends on your window and your market timing, and I run it with real numbers.

Can Krista run this tour around an interview trip?

Yes, that is exactly how these days usually happen. Tell me your visit dates and I will build the itinerary, with homes matched to your budget and every commute honestly represented.
