Computed from active listings reporting an association fee (villages with 3+ reporting listings; annual and quarterly fees normalized to monthly). eTown’s villages are still building, so the samples are small and the count is shown. Associations set their own fees and change them: treat this as the live map, and the HOA documents as the law.

HOA vs. CDD: two bills, two jobs
Your village HOA maintains your village: common areas, and in Newton and the Kettering townhomes the exteriors and lawns as well. Del Webb eTown’s HOA is the largest because it runs a private clubhouse, pool and the tennis and pickleball courts that belong to Del Webb, not to the master campus. The Cypress Bluff CDD assessment, a separate line on the Duval County tax bill, is what built and runs the things every eTown resident shares: Recharge, the trails, the master landscaping. The part nobody tells you
On a new eTown contract the builder quotes the HOA and often says nothing about the CDD, because the CDD is not the builder’s bill: it arrives on the first November tax bill, and on a new home that first bill is also where the assessed value resets to your purchase price. Two surprises land in the same envelope. The villages with the highest HOA fees are usually the ones where the fee replaces work you would otherwise pay for anyway, exteriors and lawns in the townhome villages, a private club in Del Webb. Compared on total monthly cost rather than sticker fee, the picture changes, and that comparison, HOA plus CDD plus the reset tax plus insurance, is the true-monthly math this site runs on every listing.

How much are HOA fees in eTown?
It depends on the village, which is why this page computes the live table instead of quoting one number. On current listings the single-family villages report a few hundred dollars a quarter, the townhome villages (Newton, parts of Kettering) report more because the association carries exterior and grounds work, and Del Webb eTown reports a monthly fee that funds its own private clubhouse, courts and pool on top of the master amenities. The table is the median of what active listings in each village report right now.
Does eTown have a CDD fee?
Yes. Every eTown home carries a Cypress Bluff Community Development District assessment on the Duval County tax bill, separate from HOA dues. It funded the master infrastructure and the Recharge amenity campus, and it varies by product and lot and by whether a prior owner prepaid the bond portion. It is the line most listing descriptions leave out, so I pull it per parcel for any eTown home a client considers.
What do eTown HOA fees cover versus the CDD?
The CDD pays for what everyone shares: Recharge (the resort pool, lap lanes, fitness center, lawns and dog park), the trails and the master landscaping. Your village HOA pays for your village: common areas, in the townhome villages the exteriors and lawns, and in Del Webb eTown the private 55+ clubhouse, pool and the tennis and pickleball courts that belong to Del Webb rather than the master campus. A low-HOA village still gets all of Recharge, because the CDD is what buys it.
Are these numbers exact for a specific home?
No. They are medians computed from what active listings report to the MLS, the best live view anyone has, but associations set and change their own fees, builders quote the current schedule on new contracts, and the CDD line is per parcel. Before you offer on any eTown home, new or resale, I pull the HOA schedule and the parcel’s CDD assessment together so the full monthly picture is real.
