The Exchange keeps filling in: medical offices, a 24/7 animal hospital, a dental institute, a second coffee roaster

The Exchange at eTown, the Publix-anchored village center (the 48,000-square-foot Publix opened May 6, 2023; the 62,000-square-foot center was reported fully leased in March 2024), is now adding the second ring: Corner Lot and Corral Ventures announced medical offices at 11251 Network Drive on March 30, 2026; Allied Veterinary Specialists’ 24/7 emergency and specialty hospital was slated to open in spring 2026; the Institute of Dental Implantology announced a 20,000-square-foot postgraduate facility on July 22, 2026; and Mechanism Coffee Roasters opened its second location in The Exchange (announced November 7, 2025). David Weekley moved its corporate office and design center to 11271 Network Drive in fall 2025.

The Menlo at eTown: 332 apartments, leasing

Catalyst Development Partners opened The Menlo at eTown at 11390 Square Street: 332 one- to three-bedroom apartments with a resort pool, a 24-hour fitness center, coworking space and EV charging. With Cottage Street’s 155 apartments before it, eTown now has a rental ring around the village center, which matters to an owner two ways: rental demand sets a floor under townhome values, and the village center’s restaurants need the rooftops.

The builders are closing out: Del Webb and Providence sold out, Weekley on its final Kettering townhomes

Del Webb eTown was reported sold out in 2025. Providence Homes sold all but one of its 206 Kettering homes by early 2024 and is out. David Weekley’s Kettering paired villas and townhomes are marked final opportunities with quick move-ins dated September 2026, and Toll Brothers’ Newton townhomes are in their last releases. On this site’s feed the whole community shows about thirty resale homes and fifteen pending in Kettering: eTown is becoming a resale market, which is the quiet reason prices here are about to be set by owners rather than by builders.

EverRange: PARC’s next master plan, 1,000 acres between eTown and Nocatee, first homes 2026

The PARC Group, eTown’s and Nocatee’s developer, announced EverRange on September 16, 2025: 1,000 acres along Philips Highway at Duval County’s southern edge, an initial phase of 1,500 homes in six neighborhoods (The Ridge, Regency, Mariposa, Sagebrush, Monterra, Saddletree) from eight builders including David Weekley, Toll Brothers, ICI, Dream Finders and Providence, with The Station town center, The Grove amenity campus and about half the acreage kept as preserve. First neighborhoods open in 2026. For an eTown buyer it is the alternative the sales offices will mention, and for an eTown owner it is where the builder competition goes next.

Jacksonville Surf Park: 45 acres bought, construction expected 2026, opening planned 2028

Aventuur and its Northeast Florida investor group closed on 45 acres inside eTown in June 2025 for about $21.1 million, for the company’s first U.S. surf park: a 56-module Wavegarden Cove lagoon with a surf academy, a boutique hotel, a wellness center, a beach club, dining, retail and event space, with later phases of entertainment, retail and apartments. The City Planning Commission endorsed the rezoning in February 2025 and groundwork plans went into city review that June. The developer’s stated timeline is construction starting in 2026, subject to approvals, and a public opening in the first quarter of 2028. I have not verified a groundbreaking as of this check; when the permits post, this line changes.

Vicar’s Landing at eTown: 375 senior residences, move-ins planned for 2030

Vicar’s Landing, the Ponte Vedra Beach life-plan community, is building its third campus at Exchange West in eTown: 375 residences across independent living, assisted living and memory care, with more than 1.1 million square feet of residences and amenity space, at roughly $318 million in construction and development cost. The ownership bought 21.8 acres on December 31, 2025 for almost $10.9 million, with a further 5.7 acres expected to close in summer 2026. Presales opened in early 2026 with a refundable priority deposit; move-ins are anticipated to begin in 2030. For eTown this is a third kind of neighbor after the villages and the apartments, and a large one.

The west side of 9B: zoned for office, retail and apartments, not yet built

eTown’s plan has long included land west of 9B for office, commercial and multifamily use, and rezonings for the eTown Parkway interchange area are on the city record. As of this check I could not verify vertical construction on the west side beyond Vicar’s Landing’s Exchange West site. Treat “eTown town center phase two” as direction with a zoning map, not a date.

The part nobody tells you

The two biggest projects inside eTown, the surf park and Vicar’s Landing, are 2028 and 2030 events, and the market prices them slowly: a village that borders either site will read differently in three years than it does today, in both directions. Traffic on eTown Parkway and the 9B ramps is the honest cost; a destination most of Florida will drive to is the honest upside. Before you pick a village, I want you standing on the lot with both site plans in hand.
