The Village at Seven Pines — under construction

Regency Centers broke ground on the Publix-anchored center at JTB/I-295 on February 18, 2026, with first stores expected in 2027. It’s still growing on paper too: a further $1.08M retail building was permitted September 15, 2026.

Mayo Clinic keeps expanding next door

A $19M expansion was permitted in August 2025, and the 210-acre North Campus takes the medical campus to 602 acres — more than $1B invested since 2016. For Seven Pines and eTown, Mayo is the employment anchor that keeps demand structural rather than cyclical.

The part nobody tells you

Roughly half of Seven Pines’ current inventory is new construction, which means the builder’s price sheet competes with every resale. The Village opening in 2027 is the event that changes that equation — retail-walkable sections typically stop competing on price alone. If you’re choosing between phases, that’s the conversation to have before the first stores open, not after.
