The Lodge — the 34-acre amenity campus — is open, and sales hit the 500-lot goal

The community’s gathering point is operating: a nearly 9,000 sq ft barn-inspired clubhouse with fitness center, resort and lap pools, a splash pad, and a lakeside fire pit — on a lake running the length of the community, with a kayak house beside The Lodge. The market answered: the ICI Homes / David Weekley joint venture hit its goal of 500 lots sold by the end of 2025, three years after models opened. Homes run from about 1,500 to over 4,000 sq ft, with roughly half the streetscape alley-loaded — the detail that keeps it from feeling like a production subdivision.

Regency Centers broke ground on the Publix-anchored center at JTB/I-295 on February 18, 2026, with first stores expected in 2027. It’s still growing on paper too: a further $1.08M retail building was permitted September 15, 2026.

Mayo Clinic keeps expanding nearby

Mayo’s own April 2025 announcement laid out a five-floor patient-tower expansion adding 166 beds, with a further $19M expansion permitted in August 2025; the 210-acre North Campus takes the medical campus to 602 acres. For Seven Pines and eTown, Mayo is the employment anchor that keeps demand structural rather than cyclical.

Civil plans for Georgetown at Seven Pines, a 330-unit multifamily project, are under review by the City of Jacksonville — following Woodside at Seven Pines, the apartment community already open inside the development. The density is deliberate: more than 1 million sq ft of retail and commercial space is planned across the community, and rooftops are what make it pencil.

Baptist Health is planned inside Seven Pines

Skinner Bros. Realty — the family landowner still shaping the plan — says Baptist Health is planned for a location within Seven Pines, and that it would like to add a senior-living element in time. Early-stage: no permit or site filing verifies it yet, so treat it as direction, not a date.

The part nobody tells you

Roughly half of Seven Pines’ current inventory is new construction, which means the builder’s price sheet competes with every resale. The Village opening in 2027 is the event that changes that equation — retail-walkable sections typically stop competing on price alone. If you’re choosing between phases, that’s the conversation to have before the first stores open, not after.
