How do I know if a St. Johns County lot is buildable?

Three checks before anything else: wetlands (large parts of the county carry them — a wetlands determination or environmental survey tells you what portion of the parcel is usable), the FEMA flood zone (it drives fill and elevation requirements), and zoning/density for what you want to build. A parcel can look perfect on aerials and be two-thirds unbuildable — price accordingly.

Are there any oceanfront or ocean-view lots left?

A handful at any time, region-wide — genuinely scarce inventory scattered from Ponte Vedra Beach to St. Augustine and Amelia Island, often fewer than twenty true oceanfront parcels across the whole coast. They rarely last; an alert on this page (or the Nassau and Jacksonville land pages) is the practical way to catch one, and coastal-construction rules make pre-offer diligence even more important than usual.

How does financing a land purchase work?

Differently from a home: lot loans typically want 20–35% down with shorter terms and slightly higher rates, and raw acreage is stricter than platted lots with utilities. Many buyers instead use a construction-to-permanent loan that rolls the lot and the build into one closing — if building soon is the plan, start with that conversation.
