How They Compare

St Augustine Shores or St Augustine Beach?

St. Augustine Shores and St. Augustine Beach face each other across the Matanzas River, fifteen minutes apart over the SR-312 bridge, and the comparison is the county’s cleanest river-versus-ocean decision. The Shores is the 1970 Deltona plan on the west bank: a grid of single-family streets around a golf course, condo and villa sections, the Riverview Club and fishing pier, an association assessment and no district, with current listings around a $339,000 median and homes from the original concrete-block models to 2020s infill. St. Augustine Beach is the island side: the city of St. Augustine Beach and the Anastasia Island beach neighborhoods, a $550,000 median, condos and townhomes as a large share of the stock, the ocean, and the beach-town rental economy.

The structural difference is the water and what it does to the bill. The Shores maps mostly to FEMA Zone X (its river and lake frontage is the exception); the beach carries a far larger share of high-risk zones and the earlier evacuation letters, which sets the insurance conversation before the price does. The Shores buyer pays an association for a club and a pier; the beach buyer pays a condo or townhome association in many buildings, plus the ocean premium.
