At $400k south of St. Augustine the budget buys a county address a tier below the master plans up the county: a 1970s Shores home on a larger lot with the Service Corporation assessment, a 1960s St. Augustine South block home with no HOA, or a 2020s Entrada or Brookestone build with a small HOA.
