New Construction Homes for Sale in SilverLeaf
71 homes · 6 new this week · updated 5 minutes ago
SilverLeaf is one of St. Johns County’s busiest build-out fronts: multiple national builders working across several active villages at once, from Silver Falls’ entry-priced townhomes and cottages to Silver Landing and Reverie’s family single-family streets. Every listing below reports as new construction in the MLS — builder inventory, spec homes, and to-be-built listings together.
Two SilverLeaf-specific things to know before a model-home visit: the community famously carries no CDD assessment (the fee story is HOA-only, and it is modest), and the on-site sales agent works for the builder — bring your own representation to the FIRST visit, because it typically costs you nothing and the contract is written in the builder’s favor.

Frequently asked questions
Which SilverLeaf villages have new construction right now?
The mix shifts as villages sell through, but the current MLS feed typically shows active builder inventory in Silver Landing, Silver Falls, Reverie at SilverLeaf, and Evergreen Island — the grid above is the live answer, updated daily. Established sections like Silverleaf Village and Holly Forest are mostly resale now.
Does buying new construction in SilverLeaf mean CDD fees?
No — SilverLeaf was deliberately developed without a CDD, which is rare for a master plan of this size and one of its core pitches against Nocatee, Shearwater, and RiverTown. You pay the village HOA only. The SilverLeaf fees page carries the live HOA table by village.
Should I use the builder’s sales office or my own agent?
The on-site agent represents the builder — competently, but for the builder. Your own representation typically costs you nothing (the builder pays the co-op), and it changes what you know about incentives, lot premiums, upgrade pricing versus resale value, and which villages’ resales are actually holding. I walk SilverLeaf regularly; bring me to the first visit, not the signing.
Looking for new construction homes?
I’ll send new listings the moment they hit the market and walk through the details that don’t show up in the MLS — water access, HOA rules, what a feature really costs to maintain.
