How They Compare

World Golf Village or Nocatee?

World Golf Village and Nocatee are the county’s two biggest planned places and the ones a relocating buyer most often holds side by side, from opposite ends of the county. World Golf Village is the I-95 and International Golf Parkway hub west of St. Augustine: the Palmer–Nicklaus King & Bear and the Slammer & Squire, a gated estate neighborhood, a 55+ village, a condo tier at the bottom of the county’s price ladder, and the parkway villages from Murabella to Markland, on 2000s and 2020s construction with the retail corridor filling in. Nocatee is the PARC Group master plan on the beach side: a town center, the water parks and greenways, villages from townhomes to Coastal Oaks estates, the Ponte Vedra beaches ten minutes east, and the deepest resale record in the county.

The bills decide it as much as the geography. Nocatee carries the Tolomato CDD on every tax bill plus a village HOA; World Golf Village is village by village, some with a district (Grand Oaks, Murabella, TrailMark) and some without, with golf a separate contract the home does not include. At the same budget, World Golf Village usually buys more house, a bigger lot and a course at the door; Nocatee buys newer construction, the town center and the beach side of the county. Jacksonville is half an hour from either; St. Augustine is closer to WGV, the ocean closer to Nocatee. The live table above is both markets today.
