The Berkeley at Durbin Park

A Whole Foods-anchored center with TJ Maxx, Firebirds & Shake Shack — breaking ground Q4 2026 next to UF Health at Durbin Park, St. Johns County.

St. Johns County is getting a Whole Foods Market. Jacksonville-based Regency Centers has acquired land along East Peyton Parkway, adjacent to UF Health at Durbin Park, for a new grocery-anchored center called The Berkeley at Durbin Park — minutes from Durbin Crossing.

What’s coming to The Berkeley at Durbin Park

Anchored by Whole Foods Market, the announced lineup also includes:

  • TJ Maxx
  • Firebirds Wood Fired Grill
  • Shake Shack

Regency Centers will own and develop the center and plans to break ground in the fourth quarter of 2026. The company called St. Johns County “exactly the kind of market we seek — strong demographics, sustained residential growth, and a clear need for well-positioned, high-quality retail.”

Why it matters if you live in Durbin Crossing

A Whole Foods — plus TJ Maxx and standout dining like Firebirds and Shake Shack — within the Durbin Park district adds the kind of upscale, everyday convenience that makes the area more livable and tends to support home values. For Durbin Crossing residents, it’s another reason this stretch of northern St. Johns County keeps drawing buyers.

Durbin Park already anchors the corridor with UF Health, shopping, and dining off I-95 and County Road 210; The Berkeley adds a grocery-anchored center to the mix.
