Fruit Cove is the mailing name for the northwest corner of St. Johns County, the stretch of ZIP 32259 between Julington Creek and the St. Johns River that the master plans filled in from the late 1980s on. Nobody lives in “Fruit Cove”; they live in Julington Creek Plantation, Durbin Crossing, Aberdeen, Beachwalk, Stillwater, Julington Lakes or one of thirty smaller neighborhoods, and the move is really a choice among them. What Fruit Cove is, in the numbers

On the MLS the area is two zones: 301 Julington Creek/Switzerland (about 440 homes for sale at a $530,000 median) and 302 Orangedale, the river side (about 160 at $547,000), together the county’s biggest resale market. The neighborhoods a buyer actually chooses among: Julington Creek Plantation (the 1989-to-2005 original, mature canopy, a $470,000 sold median, an amenity campus rebuilt in 2026), Durbin Crossing (2007 to 2018, two amenity centers), Aberdeen, Beachwalk (the lagoon), Stillwater (the golf and country club plan, 2021 on), Julington Lakes (gated, no CDD, $900,000s), Mill Creek Forest, Middlebourne, and the river neighborhoods of Switzerland along State Road 13.

The location logic has not changed since the first plan: this is the shortest St. Johns County commute to Jacksonville. Julington Creek is the county line; Mandarin is across the bridge; the Southside and the Town Center are twenty to thirty minutes up San Jose or I-295 at normal hours and longer at 8 a.m. Racetrack Road and CR-210 carry the retail (the Pavilion and the Shoppes at Beachwalk, the Berkeley at Durbin Park with its Whole Foods breaking ground), and the beaches are forty minutes east. The bills: which neighborhoods carry a CDD

Most of the master plans here financed their amenities with a Community Development District whose assessment rides the tax bill: Julington Creek Plantation, Durbin Crossing, Aberdeen, Beachwalk (plus its lagoon club), Beacon Lake and the newer plans. Julington Lakes and a few older neighborhoods carry none. The county tax rate is already a tier under Duval’s; the district line gives part of that back in the plans that have one, and the fee pages on this site show each one live.

The other line buyers miss is the reset. When you buy, the assessed value resets to your purchase price on the next January 1, so the seller’s tax figure in the listing is not yours. Who it fits, and the honest trade-offs

Fruit Cove fits buyers who want the county’s services with the shortest Jacksonville commute; buyers who want an established home with trees (the Plantation, Mandarin Meadows, the Greenbriar fabric) or a 2010s and 2020s home in a plan with a real amenity campus (Durbin, Beachwalk, Stillwater); and buyers who want the river without the beach price (Switzerland and Orangedale on State Road 13).

It fits less well if the beach is daily life (forty minutes), if you want a town center (there is none; the retail is corridor), or if the budget is below the townhome tier. The creek and river frontage carry high-risk flood zones and early evacuation letters; the interior reads Zone X. Every place worth living in has them. These are the ones I make sure my own buyers weigh before they commit — not after.

A district on most tax bills

The master plans here financed their amenities with a CDD. Julington Lakes and the older neighborhoods are the exceptions. Run both lines, not the asking price.

Forty minutes to the sand

Fruit Cove is the river side of the county. Nocatee and Ponte Vedra are the beach side, at a different price.

Corridor retail, no center

Racetrack Road and CR-210 carry the shops; nothing here is walkable the way Nocatee’s town center is.

The part nobody tells you

The name does the opposite of what a buyer expects: a search for “Fruit Cove homes” returns a handful of listings under that subdivision name and misses the thousand homes that are actually there, because every plan lists under its own name. The buyers who do well here search the neighborhoods, not the mailing name, and compare them on the bill structure first: an older Plantation home with a mature lot and a CDD against a Julington Lakes home with no district and a higher price, or a Durbin resale against a Stillwater spec. No. It is an unincorporated area of St. Johns County and a mailing name for part of ZIP 32259 (which also reads “Saint Johns” and “Jacksonville” on some addresses). The homes are in named neighborhoods: Julington Creek Plantation, Durbin Crossing, Aberdeen, Beachwalk, Stillwater and others, each with its own page on this site.

Fruit Cove or Mandarin?

Same creek, two counties. Fruit Cove is the St. Johns County side: county services, a lower base tax rate, mostly master-planned neighborhoods, most with a CDD. As of September 2026 from this site’s feed, the area’s two MLS zones hold about 600 homes for sale at medians around $530,000 and $547,000; the Plantation’s two-year sold median is $470,000, Durbin Crossing’s and Aberdeen’s sit in the $400,000s, Julington Lakes near $1 million. Add the district line in the plans that have one.

Does Fruit Cove flood?
