Do I need my own agent to buy new construction?

You are allowed to buy directly from the builder, but the on-site sales agent works for the builder — not for you. Bringing your own agent costs you nothing (the builder pays the commission) and gets you representation on price, upgrades, inspections, and contract terms written in the builder's favor.

What is a CDD fee in new communities?

Many new St. Johns County communities (Nocatee, SilverLeaf, Shearwater and others) financed their infrastructure with Community Development District bonds. The repayment is collected on your property-tax bill — often $1,000–$3,000+ a year on top of taxes and HOA. Always ask for the exact CDD figure on any new-construction home.

Are quick move-in homes negotiable?

Often, yes — especially near a builder's quarter or year end. Builders prefer discounting through incentives (rate buydowns, closing costs, upgrades) rather than price. This is exactly where having your own agent pays for itself.
