Question 1

Is Madeira in a flood zone?

Accepted Answer

This is an important question at Madeira because the answer is split. Only about 48% of the community sits in low-risk FEMA Flood Zone X. The remaining homes — largely the waterfront residences — fall in higher-risk AE or VE zones, where flood insurance is federally required for financed homes. Roughly half the community needs a flood policy and half does not. Before buying any specific home, get its exact flood determination so you can budget accurately.

Question 2

What schools serve Madeira?

Accepted Answer

Madeira is part of the St. Johns County School District. Based on current data, the community is served by Ketterlinus Elementary School, Sebastian Middle School, and St. Augustine High School. Attendance zones can change over time, so confirm current assignments with the district before you purchase.

Question 3

How much do homes in Madeira cost?

Accepted Answer

Madeira is an upscale community, with homes ranging from about $549,000 to more than $1.6 million and a median price near $948,000. Floor plans run roughly 1,797 to 4,080 square feet with three to five bedrooms. Waterfront homes command a premium within that range. Pricing depends on lot, plan, and available inventory, so request the current quote sheet for an accurate figure.

Question 4

Are there HOA and CDD fees in Madeira?

Accepted Answer

Most master-planned communities in St. Johns County carry both a homeowners association (HOA) fee and a Community Development District (CDD) assessment, which is billed with your annual property taxes to fund infrastructure and amenities. As a gated, amenity-oriented community, Madeira is likely to carry both. Confirm the exact current HOA dues and CDD assessment directly, since these figures vary and can change over time.

Question 5

Is Madeira a new-construction community?

Accepted Answer

Yes. Madeira is an actively building, gated new-construction community, with homes built between 2023 and 2026. All residences are single-family homes, and buying new means modern floor plans, current building standards, and builder warranties. Remember that the builder's on-site agent represents the builder — you can have your own REALTOR represent your interests, typically at no cost to you since the commission is usually builder-paid.

Question 6

How much is my home in Madeira worth?

Accepted Answer

The honest answer is a range until someone walks the house. Over the two years to September 2026, 11 Madeira homes closed through the MLS at a median of $710,000. The spread inside Madeira comes from lot, condition and timing, and a public estimate flattens all of that into a ZIP-code average. Follow this page and every Madeira listing, price change and recorded sale reaches you as it posts. For the real number, I prepare a valuation against Madeira's recent sales, free and without obligation.

Question 7

How long does it take to sell a home in Madeira?

Accepted Answer

Watch the days-on-market figure on this page rather than a headline. The 11 Madeira sales recorded over the two years to September 2026 spent a median of 119 days on the market. Madeira's pace runs with its inventory: few homes for sale and a correct price sell quickly, while a crowded month or an optimistic price stretches it. Before we list I read the recent Madeira closings against their asking prices and the competition at launch, and the timeline follows from that.

Question 8

What does it cost to sell a home in Madeira?

Accepted Answer

The list is short; the net is what matters. In Madeira, plan on the commission you and I agree on, Florida's documentary stamp tax on the deed (70 cents per $100 of price), title and closing charges that follow local custom, the association's estoppel letter, and the community development district line, which is prorated at closing and disclosed to your buyer; handled correctly it is paperwork, handled late it stalls a contract. The same sale price nets differently with concessions, timing and positioning, so I run the full seller's net sheet for your home before you commit to a number.
