Mariposa and Regency opened to the public April 25

EverRange’s first two neighborhoods dropped the appointment requirement on April 25, 2026. Mariposa — 175 lots, homes from about 1,450 to 3,400 sq ft — carries six builders (David Weekley, Dostie, ICI, Providence, Riverside, Toll Brothers) and has been selling since December 2025. Regency is Toll Brothers’ gated 55+ enclave of 132 single-story homes.

The Ridge — Dream Finders townhomes, models open

The 90-unit energy-efficient townhome enclave across 16 buildings, 2,378 to 2,478 sq ft, was recorded in the city plat book March 6, 2026 — and the developer’s site now shows model homes open, priced from the high $400s.

The Grove — the main amenity campus — cleared civil plans

EverRange’s resort-style amenity center cleared city civil-plan approval April 13, 2026: welcome center, resort pool, splash pad, fishing pond, walking trails, dog park, playground, outdoor grilling, and pickleball courts. Regency also builds its own 55+-exclusive ~3,400 sq ft amenity center (approved Feb 2) with clubhouse, pool, pickleball, community garden, fitness center, putting green, and fire pit.

The Station — the walkable town center — targets 2027 construction

EverRange’s town center is planned with GATE Petroleum’s Fresh Kitchen among its first named concepts, with construction anticipated to start in 2027 — and the community is planned to eventually connect to The Exchange, eTown’s shopping center up the corridor. Announced, not started — timelines this early move.

Monterra — 54 estate-lot semi-custom homes, still pre-price

Master Craft Builders’ enclave of 54 semi-custom homes on estate-sized lots — 2,600 to over 5,000 square feet, most backing to conservation around a lakefront central park — cleared civil plans April 9, 2026. As of September 2026 the builder’s own page still lists pricing as coming soon.

The rest of the pipeline: Sagebrush, Saddletree, and two multifamily filings

The developer’s own site now names all six first-phase enclaves — Mariposa, Regency, The Ridge, Monterra, Sagebrush (47 seventy-foot lots in pending civil plans), and SaddleTree, the biggest of them at 353 lots on site plans approved in July 2025. Beyond those, city filings show a 275-unit, five-building multifamily project by The Garrett Companies and a further filing that could bring roughly 251 single-family units. First phase totals about 1,500 homes.

The part nobody tells you

Buying into a master plan this early is a specific trade: you pay today’s price for amenities that arrive on the developer’s schedule — The Grove is in civil plans and The Station’s construction is anticipated for 2027, so early residents live with construction before they live with the pool. The compensation is first-phase pricing and lot choice, and in Mariposa six builders compete on the same streets, which keeps price sheets honest. Whether that trade favors you depends on your timeline — that’s the conversation to have before the deposit.
