Question 1

What are the HOA fees like in Palencia, and are there CDD fees?

Accepted Answer

HOA fees in Palencia vary significantly depending on which section of the community a home is in — annual assessments can range from very modest to over $1,000 per year. Some sections of Palencia also carry a Community Development District (CDD) assessment that funds infrastructure and shared amenities; this is a separate line item that shows up on the property tax bill rather than the HOA payment. Buyers should ask for the full fee disclosure for any specific property, since the combined cost of HOA dues and any CDD assessment can meaningfully affect the monthly carrying cost.

Question 2

What types of homes are available in Palencia — is it only single-family houses?

Accepted Answer

Palencia offers more variety than many buyers expect — the community includes single-family homes, condos, and townhomes, so there are entry points at a range of price levels. Condos tend to represent the more accessible end of the market, while single-family homes range from modest three-bedroom layouts to large custom estates on premium lots with pool, waterfront, or golf course settings. If you're specifically looking for a condo or a pool home in Palencia, it's worth filtering by property type and amenity features early in your search.

Question 3

How far is Palencia from the beach and from downtown St. Augustine?

Accepted Answer

Palencia sits about 9 to 10 miles from both Vilano Beach and historic downtown St. Augustine — in light traffic, either is roughly a 15- to 20-minute drive. Mickler's Landing, another popular public beach access point, is about 11 miles away. The community's location along the US-1 corridor gives it solid access in multiple directions, though like any spot between Jacksonville and St. Augustine, traffic on I-95 and US-1 can lengthen drive times during peak commuting hours.

Question 4

Who designed the Palencia golf course?

Accepted Answer

Arthur Hills — and the course is one of his Florida signatures: a 7,071-yard par 72 that opened in May 2002, winding through centuries-old maritime oaks and along the Intracoastal marsh, with Audubon sanctuary designation. The Palencia Club sits at the heart of the Hines-developed master plan, and the club campus around it carries the tennis center, three community pools, the fitness center, and the boardwalk out to the Tolomato River. Membership is optional and separate from the neighborhood associations, so ask for the current membership categories alongside the HOA and CDD disclosure when you look at any specific home — I walk buyers through all three layers on every Palencia showing.

Question 5

How much is my home in Palencia worth?

Accepted Answer

It depends on the comps, and Palencia's comps are on this page. Automated estimates are at their worst inside a single neighborhood, where lot position and condition decide the price and the model cannot see either. Follow Palencia here and each new listing and sale arrives as it posts. A real valuation, prepared against those sales, is one message away.

Question 6

How long does it take to sell a home in Palencia?

Accepted Answer

Watch the days-on-market figure on this page rather than a headline. Palencia's pace runs with its inventory: few homes for sale and a correct price sell quickly, while a crowded month or an optimistic price stretches it. Before we list I read the recent Palencia closings against their asking prices and the competition at launch, and the timeline follows from that.

Question 7

What does it cost to sell a home in Palencia?

Accepted Answer

The list is short; the net is what matters. In Palencia, plan on the commission you and I agree on, Florida's documentary stamp tax on the deed (70 cents per $100 of price), title and closing charges that follow local custom, the association's estoppel letter, and, where the home carries one, the community development district line, prorated at closing and disclosed to your buyer; handled correctly it is paperwork, handled late it stalls a contract. The same sale price nets differently with concessions, timing and positioning, so I run the full seller's net sheet for your home before you commit to a number.
