Living Here
What It's Like to Live in Palencia
Day-to-day living in Palencia is genuinely convenient — Publix Super Market at The Shoppes at Palencia Commons is about a mile away, and Coastal Coffee and Dutch Bros Coffee are practically at the neighborhood's doorstep for your morning routine. When it's time to eat out, Cinco de Mayo and Jersey Slice Palencia are less than a mile away, and The Palencia Club offers dining right inside the community. Palencia Park and the Tolomato River Boardwalk Preserve are within walking distance for a quick nature fix, and the Palencia Fitness Center, CrossFit St. Augustine, and SPARC Athletics are all within about two miles for those who like to stay active closer to home.
The Homes
Palencia Homes & Architecture
Homes in Palencia run the gamut from updated two-bedroom condos to sprawling six-bedroom single-family estates, with the bulk of the inventory concentrated in the four-bedroom, three-bath range and living areas typically between roughly 2,000 and 3,500 square feet — though some custom homes stretch beyond 5,000 square feet. The dominant styles are Traditional and Spanish, with Ranch and multi-generational floor plans also well represented; many of the larger homes sit on generous lots with pond, wooded, or golf course views. Prices generally span from the $200s for condos up into the $2 millions for estate-sized properties, with the middle of the market landing around the $700s. Inside, you'll commonly find open floor plans with kitchen islands, breakfast bars and nooks, split bedroom layouts, primary suites on the main floor, and walk-in closets — the kind of thoughtful detail work that holds up well over time. Roughly a third of single-family listings include a private pool, and about one in five homes has a waterfront setting.
Amenities
Palencia Amenities & Community Features
Palencia is a gated community with a genuinely wide amenity footprint — the Palencia Club anchors it with a semi-private golf course, and the broader community adds a clubhouse, fitness center, resort-style pool, children's pool, tennis courts, pickleball courts, basketball court, playground, jogging path, and a park. In the years I've worked with buyers in this community, it's rare to find a neighborhood at this price point that checks so many boxes without requiring residents to drive somewhere else for recreation. HOA fees vary considerably — from a modest annual assessment on the low end to over $1,000 annually depending on the sub-section — so buyers should confirm exactly which fee structure applies to any specific home they're considering.
Location
Palencia Location & Commute
Palencia sits along the US-1 corridor in northern St. Johns County, roughly 10 miles north of historic downtown St. Augustine and about 25 miles south of downtown Jacksonville, making it one of the more centrally positioned communities between the two cities. Vilano Beach is about 9 miles away, Mickler's Landing is roughly 11 miles, and Ponte Vedra Beach is about 15 miles — all reachable in under 30 minutes outside of peak traffic on A1A. Nocatee Town Center, one of the area's most popular retail and dining hubs, is about 5 miles away, and the St. Augustine Premium Outlets are roughly 7 miles south. For air travel, Northeast Florida Regional Airport is only about 5 miles away, and Flagler Health+ Village at St. Augustine and UF Health Flagler Hospital are both within about 12 miles.
Schools
Schools Near Palencia
Palencia is served by the St. Johns County School District, an A-rated district. The community is zoned for Palencia Elementary, and the zoned middle school is Pacetti Bay Middle — parents should verify the specific assignment for their address since middle school zoning can vary by sub-section. High schoolers are zoned for Allen D. Nease High School. As always, school assignments are address-specific and subject to change, so confirming with the district directly is the best practice.

Questions
Frequently Asked Questions about Palencia
What are the HOA fees like in Palencia, and are there CDD fees?
HOA fees in Palencia vary significantly depending on which section of the community a home is in — annual assessments can range from very modest to over $1,000 per year. Some sections of Palencia also carry a Community Development District (CDD) assessment that funds infrastructure and shared amenities; this is a separate line item that shows up on the property tax bill rather than the HOA payment. Buyers should ask for the full fee disclosure for any specific property, since the combined cost of HOA dues and any CDD assessment can meaningfully affect the monthly carrying cost.
What types of homes are available in Palencia — is it only single-family houses?
Palencia offers more variety than many buyers expect — the community includes single-family homes, condos, and townhomes, so there are entry points at a range of price levels. Condos tend to represent the more accessible end of the market, while single-family homes range from modest three-bedroom layouts to large custom estates on premium lots with pool, waterfront, or golf course settings. If you're specifically looking for a condo or a pool home in Palencia, it's worth filtering by property type and amenity features early in your search.
How far is Palencia from the beach and from downtown St. Augustine?
Palencia sits about 9 to 10 miles from both Vilano Beach and historic downtown St. Augustine — in light traffic, either is roughly a 15- to 20-minute drive. Mickler's Landing, another popular public beach access point, is about 11 miles away. The community's location along the US-1 corridor gives it solid access in multiple directions, though like any spot between Jacksonville and St. Augustine, traffic on I-95 and US-1 can lengthen drive times during peak commuting hours.
Who designed the Palencia golf course?
Arthur Hills — and the course is one of his Florida signatures: a 7,071-yard par 72 that opened in May 2002, winding through centuries-old maritime oaks and along the Intracoastal marsh, with Audubon sanctuary designation. The Palencia Club sits at the heart of the Hines-developed master plan, and the club campus around it carries the tennis center, three community pools, the fitness center, and the boardwalk out to the Tolomato River. Membership is optional and separate from the neighborhood associations, so ask for the current membership categories alongside the HOA and CDD disclosure when you look at any specific home — I walk buyers through all three layers on every Palencia showing.
How much is my home in Palencia worth?
There’s no automated estimate on this site, on purpose — algorithms average a zip code, and your value turns on the specifics an average can’t see: condition, position, and what the last few Palencia sales actually closed for. Every new listing and MLS-recorded sale in Palencia surfaces on this page as it happens, so following it is the simplest way to watch your comp set move. When you want a real number, Krista prepares it personally against Palencia’s own sales — no algorithm guesses, no obligation.
How long does it take to sell a home in Palencia?
It depends on the market you list into, not the market you read about — and this page tracks Palencia’s pace the honest way, from live MLS activity rather than a static average. The market snapshot above reflects what’s actually happening here right now, and it shifts: the answer in a tight-inventory spring is different from a heavy-inventory fall. Before we ever set a price or a timeline, I read Palencia’s current pace — days on market, how recent sales closed against their list prices, and what your home’s specific competition looks like the week we launch.
What does it cost to sell a home in Palencia?
A few lines beyond the obvious ones. In Palencia, plan on: the commission you and Krista agree on, Florida’s documentary stamp tax on the deed, title and closing charges per local custom, the association’s estoppel letter — and because this community carries a district assessment, the CDD line is prorated at closing and must be disclosed to your buyer, which is a paperwork step, not a penalty. Priced and disclosed correctly, it never kills a deal; handled sloppily, it stalls one. Krista runs the full seller’s net sheet against Palencia’s actual cost structure before you commit to a number.
