Question 1

What do HOA fees typically cover in Jacksonville condo communities?

Accepted Answer

Monthly HOA fees across these communities range from roughly $220 to about $810 per month and most commonly cover grounds maintenance, trash removal, and structural upkeep of the building — so the exterior and common areas are generally handled. Many communities also include the pool, fitness center, and clubhouse operations in that fee. It's worth requesting the full fee breakdown and reserve fund status for any specific community before making an offer, since the range here is wide and what's included varies.

Question 2

How far are these Jacksonville condo communities from the beach?

Accepted Answer

Jacksonville Beach, Neptune Beach, and Ponte Vedra Beach are all roughly 11 miles from the Southside condo corridor — typically a 20-to-25-minute drive depending on traffic and the specific community you're coming from. Atlantic Beach is about the same distance. It's close enough for a regular beach outing without being priced at the premium you'd pay for a beachside address.

Question 3

Are there waterfront condo options in Jacksonville, and what water types are available?

Accepted Answer

Yes — about 90 waterfront condo listings are active across the broader Jacksonville market at any given time, spanning river-front, navigable-water, lake-front, and pond settings. Communities like The Peninsula At St Johns Center Condos, Beau Rivage, Mira Vista At Harbortown, San Marco, The Alexandria, and Le Baron concentrate most of the waterfront inventory. Prices in this segment run from the $130s to $3,000,000, reflecting the wide range of water types and building quality involved.

Question 4

What dining and restaurants are nearby?

Accepted Answer

The Southside corridor puts a solid range of dining within easy reach. Le Petit Paris Cafe Southside is about 2 miles away and is one of my personal favorite neighborhood spots for a relaxed meal. For a special occasion, Fogo de Chão Brazilian Steakhouse is also roughly 2 miles out, and if you're up for a short drive — about 6 miles — Matthew's Restaurant in San Marco has been one of Jacksonville's standout fine-dining destinations for over two decades.

Question 5

What parks, trails, or recreation are in or near the community?

Accepted Answer

Touchton Park is under a mile away and a convenient option for everyday outdoor time. About 2 miles out, The Beach and Peach Urban Bike Park is a fun, active spot for cyclists. If you want something more natural, Castaway Island Preserve — roughly 6 miles away — offers boardwalks, a kayak launch, and tidal marsh views along the Intracoastal, which makes for a great weekend outing.

Question 6

What is the St. Johns Town Center area like to live near?

Accepted Answer

St. Johns Town Center is about 2 miles from the heart of this Southside condo corridor, which means shopping, dining, and entertainment are genuinely close to home — not just technically nearby. In fact, some of the condo communities in this area are walkable or a very short drive to the Town Center's retail and restaurant options. It's one of the most practical aspects of condo living on the Southside, and something buyers consistently tell me they love once they're settled in.

Question 7

Is this a gated community?

Accepted Answer

Gating varies across Jacksonville's condo communities — this isn't one single development, but rather a collection of condominiums spread across the Southside and surrounding areas. Many of the complexes here do feature gated entry, and gated condos account for a substantial portion of the active inventory. I'd recommend looking closely at the specific community you're considering, as security features and HOA structures differ from one complex to the next.

Question 8

Is there a golf course or country club?

Accepted Answer

The condos themselves don't include an on-site golf course, but there are several courses within reasonable driving distance. Jacksonville Golf & Country Club — a long-standing private club — is about 6 miles away, and TPC Sawgrass, home of THE PLAYERS Championship, is about 15 miles east. Atlantic Beach Country Club, a reimagined 18-hole course with a restaurant, is also about 11 miles away, so golfers have real options in the area.

Question 9

How far is the nearest beach?

Accepted Answer

Jacksonville Beach and Neptune Beach are both about 11 miles from the Southside, making a beach day very doable from most of these condo communities. Ponte Vedra Beach is a similar distance — just over 11 miles — and offers a quieter stretch of Atlantic coastline. Depending on traffic, you're typically looking at roughly 20 to 25 minutes for the drive.

Question 10

What schools serve this neighborhood?

Accepted Answer

Because Jacksonville condos span a wide area of the city, school assignments vary by address. Schools serving this market include Beauclerc, Twin Lakes Academy, Greenfield, and Hogan-Spring Glen at the elementary level; Southside, Twin Lakes Academy, and Alfred Dupont at the middle school level; and Englewood, Atlantic Coast, and Terry Parker at the high school level. I always recommend confirming the exact school zone for any specific address you're considering, as assignments can shift even within a short distance.

Question 11

Can I rent out a Jacksonville condo? What about pets?

Accepted Answer

It depends entirely on the building. Every association sets its own rules: some require minimum lease terms of six months or a year, some cap how many units may be rented at once, and pet policies range from no restrictions to weight limits to no pets at all. Investor-friendly buildings and owner-occupancy-focused buildings sit side by side in this market, and the listing rarely tells you which is which. If renting the unit — or bringing a dog — is part of your plan, tell me up front: I pull the association's documents and confirm the actual policy in writing before you're committed.
