Krista Fracke’s Take

SilverLeaf's pitch is "no CDD," and it's true — but the number that actually decides deals is the all-in monthly against Shearwater or RiverTown once their district assessments land on the payment. I run that math on every SilverLeaf offer, both directions. The other thing the brochures undersell: this community just crossed its infrastructure inflection — the region's largest Publix and the Baptist medical campus with its new ER are OPEN, not promised — and with 50-plus active listings across villages at very different distances from all of that, which phase you buy matters more than which floor plan. That's the conversation to have before the sales-office tour, not after.

Living Here

New Construction in Silverleaf

SilverLeaf is one of St. Johns County's larger master-planned new-construction communities, set near St. Augustine along the growing CR-210 corridor. Part of the broader SilverLeaf master plan, it offers a wide spread of homes — from townhomes and right-sized floor plans starting from the low $300s to substantial single-family estates approaching $1.5 million and up to roughly 4,757 square feet. The live market snapshot on this page tracks the current median, so buyers browsing here will find both attainable new builds and higher-ceiling luxury under one gated umbrella. Homes range from 2 to 6 bedrooms, and many listings feature the details today's buyers ask for: a dedicated office or flex space, a screened lanai, and access to community amenities and pools. A number of homes are offered within an active-adult (55+) setting as well.

Because these are new-construction homes, remember that the builder's model-home agent represents the builder — not you. Bringing your own REALTOR (whose commission the builder typically pays) means having someone represent your interests through contract, inspections, and closing. Krista Fracke, a Broker Associate with Christie's International Real Estate First Coast, can walk SilverLeaf with you and compare it honestly against nearby communities.

Children here are served by the St. Johns County School District, including Tocoi Creek High School. With most homes sitting in low-risk flood zones and quick access to St. Augustine and I-95, SilverLeaf appeals to families and downsizers alike.

How It Compares

How Silverleaf Compares

SilverLeaf is the larger and higher-ceiling of the two communities. It spans a wider price range — from the low $300s up to roughly $1.5 million — and includes both single-family homes and townhomes, with gated enclaves inside an otherwise open master plan, with plans reaching about 4,757 square feet. Trailmark is more mid-market, with a median around $465,000, and is all single-family with a distinct outdoor, trail-oriented character. Interestingly, Trailmark carries a larger active-adult (55+) share than SilverLeaf, though both offer 55+ homes. The two communities share Tocoi Creek High School and Pacetti Bay Middle, and both sit almost entirely in low-risk FEMA Zone X near St. Augustine. Choose SilverLeaf for range and townhome options; choose Trailmark for a nature-focused, single-family feel.

The Homes

Silverleaf Homes & Architecture

Silverleaf is a newer community — homes were built from 2020 onward, and roughly half of what comes to market is new construction, including offerings from Toll Brothers. The mix runs from single-family homes to townhomes, with single-family homes making up the clear majority. Typical homes land in the 2,400–2,800 square foot range, with four bedrooms and two to three bathrooms being most common, though plans range from about 1,300 to nearly 4,800 square feet and two to six bedrooms. Architectural styles lean toward Traditional, Craftsman, Ranch, and Modern Farmhouse, and interiors consistently feature open floorplans, kitchen islands, quartz countertops, walk-in closets, and smart thermostats. Prices generally run from the $300s into the mid-$600s for most homes, with select estate-sized properties reaching into the $1 million range and above.

Amenities

Silverleaf Amenities & Community Features

Silverleaf is a gated community with a genuinely active amenity package: a resort-style pool, a children's pool, a clubhouse, tennis courts, pickleball courts, a basketball court, a playground, a dog park, a jogging path, sidewalks throughout, and a park — all within the community's boundaries. One thing I always point out to buyers touring Silverleaf is that it carries no CDD fees, which is a real distinction in St. Johns County's newer master-planned communities. The golf-cart-friendly layout means residents regularly move between the amenity areas and the neighborhood's own dining and coffee spots without getting in a car. St. Johns Golf & Country Club is about three miles away for those who want course access beyond the neighborhood.

Location

Silverleaf Location & Commute

Silverleaf sits in the northern reaches of St. Johns County, positioned conveniently between Jacksonville and St. Augustine. The Pavilion at Durbin Park is about six miles away for major retail needs, and St. Augustine Premium Outlets is roughly ten miles south. Vilano Beach is about sixteen miles from the community, while St. Augustine Beach and Jacksonville Beach are each around twenty miles — a manageable drive for a weekend at the coast. HCA Florida Orange Park Hospital is about nine miles away, and Baptist Medical Center South is roughly thirteen miles. Northeast Florida Regional Airport is about twelve miles from the community.

What Krista's Clients Say

“One name is all you need: Krista Fracke. When we set out to sell our home in Ponte Vedra we knew our situation was unique, our requirements would be many, our expectations would be high and we needed the best of the best. We began talking to Krista more than 18 months prior to our actual listing date. I asked too many questions and followed up regularly. Krista was there for us, real time until we were ready to list. Just to be transparent; we live out of state and have never met Krista in person before, during or after the sell of our home. When the time came to list; not once did we question what was happening. Krista's attention to detail; knowledge and exceptional communication exceeded our expectations. We had information real time with feedback, issues, thoughts, ideas and tactics to help market our home. They say hindsight is 20/20. Ours was spot on; we would choose Krista again today, tomorrow or anytime in the future. She truly is unique and special in a world full of average and stands far above her peers. I can't emphasize enough her value. This was by far the best experience selling a home in our lifetime.”

“Krista helped my husband and I buy our first house in 2010. As first time home buyers we had A LOT of questions and were unfamiliar with the home buying process. Krista willingly took the time (multiple times) to explain in detail the process as a whole and what would be required of us at each step along the way. We had basic wants and desires for our first house, but as we looked at more and more homes, our needs and wants changed. Krista was always patient with us and always found homes within our price range that met or exceeded our criteria. We actually ended up looking at our current house five times before we decided to make an offer. Krista was more than willing to always take us back to our current house to see it one more time. It was a short sale, which meant a very long buying process. Krista kept us up-to-date with emails or calls every few weeks even if it was just to tell us that she was still waiting to hear from the seller's bank. As a realtor, she definitely goes above and beyond to make sure her clients are happy and satisfied with their home purchase. We had such a great first home buying experience with Krista, that we are using her again to help us buy our second home! I would highly recommend her to my friends and family. She is without a doubt FANTASTIC!”

SilverLeaf FAQ

Is Silverleaf in a flood zone?

About 95% of SilverLeaf homes sit in FEMA Zone X, the minimal-risk designation that does not require mandatory flood insurance. The remaining share — typically waterfront or water-adjacent homes — fall in higher-risk flood zones where a lender will require flood insurance. Always confirm the specific flood zone for any individual property before you write an offer.

What schools serve Silverleaf?

SilverLeaf is served by the St. Johns County School District. Depending on the specific address, elementary students may attend Liberty Pines Academy, Wards Creek, or Magnolia Oaks Academy; middle schoolers Pacetti Bay or Liberty Pines Academy; and high schoolers Tocoi Creek High School. Confirm the current assigned schools for any address, since attendance zones can change.

How much do homes in Silverleaf cost?

SilverLeaf offers a wide price range. Homes and townhomes start from the low $300s, and larger single-family estates reach up to roughly $1.5 million. Sizes run from about 1,289 to 4,757 square feet with 2 to 6 bedrooms, so pricing depends heavily on floor plan, lot, and finishes.

Are there HOA and CDD fees in Silverleaf?

There is no CDD in SilverLeaf — and in St. Johns County’s master-plan market, that is the headline: while most large communities here carry a district assessment on the tax bill, SilverLeaf’s developer built without district financing. What you pay instead is a layered HOA. The master association runs about $1,200 a year on most single-family listings; some gated enclaves carry their own line (Evergreen Island listings currently show $2,000 a year); townhome sections run roughly $233–$394 a month with exterior and lawn care bundled in; and Reverie, the gated 55+ village by Toll Brothers inside SilverLeaf, runs about $364–$400 a month with its own amenity campus. Every figure above comes from live MLS listings in this community, and the right comparison is always total carry — a no-CDD home with a $2,000 HOA can still cost less to hold than a CDD community with a $50 HOA. I run that math for buyers on every home.

Is Silverleaf a new-construction community?

Yes. SilverLeaf is an active new-construction community within the larger SilverLeaf master plan near St. Augustine, with a large share of newly built homes and construction years including 2022, 2025, and 2026. It offers both single-family homes and townhomes, several within a gated setting, and includes homes offered in an active-adult (55+) format.

Are there custom luxury homes in SilverLeaf?

Yes — at the community’s own scale. SilverLeaf’s luxury tier is its custom and semi-custom builds, concentrated in the gated villages (Newbrook, Hidden Creek, and Evergreen Island), where the largest homes currently ask into the low $1 millions. That’s a different product than the multi-million estate market closer to the coast: what SilverLeaf’s top tier offers is a brand-new custom build, estate-scale lots by village standards, and the community’s signature financial advantage — no CDD fee, which saves owners thousands a year against comparable master plans.

What does the top of the SilverLeaf market look like?

At any given time roughly a dozen SilverLeaf listings ask above $1 million, with the top of the market currently in the $1.2–$1.4 million range — typically the largest floor plans on the biggest lots inside the gated villages. Buyers shopping this tier often cross-shop SilverLeaf’s new-build value against established communities nearer the ocean; the honest comparison is total cost of ownership, where SilverLeaf’s no-CDD structure works strongly in its favor. If you want to see only the top tier, say so — it’s a short list and it moves.

Does Silverleaf have CDD fees?

Silverleaf does not carry CDD fees, which sets it apart from many of the larger master-planned communities in St. Johns County. HOA fees do apply and range from about $105 to $1,850 annually depending on the section and home type — buyers should confirm the specific fee for any home they're considering, as it can vary across the community.

Are there new construction homes available in Silverleaf?

Yes — Silverleaf is an actively building community, and new construction makes up a significant share of what comes to market here. Toll Brothers is among the builders with active offerings, and homes range from townhomes to larger single-family plans. Since build timelines and availability shift frequently, it's worth connecting with an agent who can track what's coming to market and which phases are currently selling.

How do St. Johns County’s big master-planned communities structure their fees?

Every big master plan in the county funds its amenities differently, and the HOA line alone will mislead you on all five. Julington Creek: the CDD owns the amenities outright — rec center, water park, Sportsplex — and charges $1,385/yr for a single-family home (FY2025 adopted), one of the county’s most modest district lines because the build-out is long financed; HOA about $580/yr. Aberdeen: HOA about $50/yr, with the Aberdeen CDD carrying the amenity structure at roughly $1,994–$2,803/yr scaled by lot width (FY2026 adopted budget). Murabella: the same inversion — HOA $50–$150/yr, Murabella CDD on the order of $2,800/yr. Markland: a real POA plus the Southaven CDD at roughly $3,000–$3,500/yr scaled by lot width. Silverleaf: the outlier — no CDD at all, with a master HOA near $1,200/yr plus sub-neighborhood dues by section. Every figure comes from the districts’ own adopted budgets or live MLS listings, and the lesson is the same everywhere: compare total carry — HOA plus district line plus taxes — not the association sticker. I run that side-by-side for buyers deciding between these communities.

SilverLeaf vs RiverTown: which really costs less to own?

They’re the corridor’s two giants, and they fund themselves in opposite ways. RiverTown runs on the CDD model: a ~$53-a-year HOA, with the Rivers Edge districts carrying the amenity campuses on the tax bill — roughly $2,000–$4,900 a year for most single-family homes depending on lot width and phase, per the district’s own FY2026 budget. SilverLeaf is the no-CDD outlier: no district line at all, with a master HOA near $1,200 a year plus sub-neighborhood dues by section. Neither is automatically cheaper — a RiverTown home’s total carry can beat a SilverLeaf home’s once you add SilverLeaf’s sub-association tiers, and the reverse is just as common. What you’re actually choosing is amenity model (RiverTown’s riverfront campuses vs SilverLeaf’s spread of village parks) and bill structure (tax bill vs association dues). I run the true side-by-side — HOA plus district line plus taxes — for every buyer deciding between them.

How much is my home in Silverleaf worth?

The honest answer is a range until someone walks the house. Over the two years to September 2026, 104 Silverleaf homes closed through the MLS at a median of $601,100. The spread inside Silverleaf comes from lot, condition and timing, and a public estimate flattens all of that into a ZIP-code average. Follow this page and every Silverleaf listing, price change and recorded sale reaches you as it posts. For the real number, I prepare a valuation against Silverleaf's recent sales, free and without obligation.

How long does it take to sell a home in Silverleaf?

It depends on the market you list into, not the one you read about. The 104 Silverleaf sales recorded over the two years to September 2026 spent a median of 49 days on the market. The snapshot on this page tracks Silverleaf's pace from live MLS activity rather than a static average, and it shifts: a tight-inventory spring and a heavy-inventory fall give different answers. Before setting a price or a timeline, I read Silverleaf's current pace, how recent sales closed against their list prices, and what your home's competition looks like the week we launch.

What does it cost to sell a home in Silverleaf?

A few lines beyond the obvious ones. In Silverleaf, plan on the commission you and I agree on, Florida's documentary stamp tax on the deed (70 cents per $100 of price), title and closing charges that follow local custom, the association's estoppel letter, and the community development district line, which is prorated at closing and disclosed to your buyer; handled correctly it is paperwork, handled late it stalls a contract. I put the full seller's net sheet in front of you before the sign goes up; the true-cost promise on this site runs in both directions.
