Flooding is part of the honest conversation in America's oldest city. The historic core sits low — streets around Lake Maria Sanchez and the edges of Lincolnville can take water on king tides and heavy rain, and the city runs active flood-mitigation projects downtown for exactly that reason. Davis Shores on the island side saw some of the area's worst storm flooding during Matthew and Irma. Anastasia State Park is the crown jewel — 1,600 acres of coastal wilderness with wide beach, dune trails, a kayak launch, and camping, all roughly 2 miles away. Plaza de la Constitución is a beautifully maintained historic park in the heart of the old city, and Dr. Robert B. Hayling Freedom Park is just under half a mile from the city center. If you're up for a longer drive, the Guana Tolomato Matanzas Research Reserve offers 76,000 acres of protected coastal wilderness — beach, marsh, hiking, and birding — about 15 miles north between St. Augustine and Ponte Vedra.

These two communities have very different personalities, and after years of working both markets, I'd say the clearest distinction is character and context. St. Augustine is the nation's oldest city — it blends historic architecture, a walkable downtown, beaches, and a lively arts and dining scene, with housing that ranges from century-old cottages to brand-new master-planned communities. Ponte Vedra, by contrast, is a newer, more suburban coastal community centered around golf, gated neighborhoods, and proximity to Jacksonville's business corridors. Your choice often comes down to whether you're drawn to a place with deep historical roots and an urban energy, or a quieter, more planned coastal suburb.

What's it like living in the historic area of downtown St. Augustine?

Living in the historic district puts you genuinely close to some of Florida's most distinctive landmarks — St. George Street, Flagler College, and the 1874 St. Augustine Lighthouse are all within about 2 miles, and the walkability to dining, parks, and cultural attractions is real. The housing stock is unlike anywhere else in Northeast Florida, with homes dating back as far as 1909 alongside more contemporary options. The tradeoff is that tourist activity in and around the old city can bring foot traffic and seasonal crowds, which is worth weighing if you prefer a quieter day-to-day environment. For buyers who love history and a living, active downtown, though, there's truly nothing else like it in this region.

Can you rent your home in the historic area of downtown St. Augustine on AirBnb?

Yes — but the rules depend entirely on zoning, and the historic district carries the strictest ones. The City of St. Augustine regulates short-term rentals by zone: in the HP-1 historic preservation district a property may host no more than one rental stay every 30 days; in the RS-1 and RS-2 residential zones it's no more than one stay every seven days; and nightly rentals are generally limited to the commercial and mixed-use zones. Every short-term rental must also be registered with the city and pass a fire-department life-safety inspection at registration and annually after that. Ordinances change, so verify the current rules with the city before buying with rental income in mind — but the practical point stands: two blocks can separate a legal weekly rental from a once-a-month one.
