What's it like living in the historic area of downtown St. Augustine?

The City of St. Augustine regulates short-term rentals by zone: in the HP-1 historic preservation district a property may host no more than one rental stay every 30 days; in the RS-1 and RS-2 residential zones it's no more than one stay every seven days; and nightly rentals are generally limited to the commercial and mixed-use zones. Every short-term rental must also be registered with the city and pass a fire-department life-safety inspection at registration and annually after that. Ordinances change, so verify the current rules with the city before buying with rental income in mind — but the practical point stands: two blocks can separate a legal weekly rental from a once-a-month one.
