Question 1

What does the HOA fee cover in Stillwater, and how much is it?

Accepted Answer

Monthly HOA fees in Stillwater run roughly $660 to $740 and include golf membership on the Bobby Weed 18-hole course, lawn maintenance, and pest control. That bundled structure means residents aren't paying separately for a golf membership on top of their dues — it's built in. Buyers should factor the monthly fee into their overall cost picture alongside the mortgage when comparing Stillwater to non-amenity communities in the area.

Question 2

Is Stillwater an age-restricted community?

Accepted Answer

Yes — Stillwater is a 55+ active-adult community, which is a recorded age restriction on the development. Buyers should verify the specific age-qualification requirements with the HOA and their real estate attorney before making an offer. Most homes here are single-story villas, which aligns with that community structure.

Question 3

How far is Stillwater from the beach?

Accepted Answer

Mickler's Landing Beach is the closest option at about 15 miles, followed by Ponte Vedra Beach at roughly 16 miles and Jacksonville Beach at about 18 miles — each a 20-to-30-minute drive depending on traffic and route. Vilano Beach near St. Augustine is also in that same general range at about 19 miles. Stillwater is comfortably inland, so the beach is a day-trip destination rather than a quick errand.

Question 4

How much is my home in Stillwater worth?

Accepted Answer

The honest answer is a range until someone walks the house. Over the two years to September 2026, 22 Stillwater homes closed through the MLS at a median of $371,485. The spread inside Stillwater comes from lot, condition and timing, and a public estimate flattens all of that into a ZIP-code average. Follow this page and every Stillwater listing, price change and recorded sale reaches you as it posts. For the real number, I prepare a valuation against Stillwater's recent sales, free and without obligation.

Question 5

How long does it take to sell a home in Stillwater?

Accepted Answer

Most Stillwater sellers want a week count, and the honest answer is a range that depends on inventory the week you list. The 22 Stillwater sales recorded over the two years to September 2026 spent a median of 67 days on the market. This page shows the current Stillwater pace from live MLS activity, and the listings below are what a buyer compares you to. I set the timeline from those two things rather than from a regional statistic.

Question 6

What does it cost to sell a home in Stillwater?

Accepted Answer

The list is short; the net is what matters. In Stillwater, plan on the commission you and I agree on, Florida's documentary stamp tax on the deed (70 cents per $100 of price), title and closing charges that follow local custom, and an association estoppel letter where there is an association. The same sale price nets differently with concessions, timing and positioning, so I run the full seller's net sheet for your home before you commit to a number.
