Question 1

What do HOA fees typically cover in these 55+ communities, and how high do they run?

Accepted Answer

HOA fees in Northeast Florida's active adult communities are paid monthly and can range considerably — from roughly $100 a month on the lower end to over $1,200 a month in communities with more comprehensive coverage. What's included varies: some fees cover only common-area maintenance and security, while others extend to lawn care, exterior upkeep, and access to all amenities like the pool, fitness center, pickleball courts, and clubhouse. Buyers should request a full breakdown of HOA documents and ask specifically what's covered before committing, as the difference in value from one community to the next can be significant.

Question 2

What types of homes are available in Northeast Florida's active adult communities?

Accepted Answer

The inventory here is a mix of single-family homes, condos, and townhouses, with single-family homes making up the largest share. Typical sizes run from around 1,000 square feet for a condo up to about 2,150 square feet for a larger single-family home, and 2-bedroom, 2-bathroom layouts are the most common. Architectural styles include traditional, villa, ranch, patio home, and flat-style floor plans, and a portion of available homes sit on waterfront lots. Prices generally span from the mid-$100s into the low $500s depending on size, style, and community.

Question 3

How close are these communities to beaches and major medical facilities?

Accepted Answer

Mickler's Landing Beach is about 6 to 7 miles away, making it the closest public beach access, while Ponte Vedra Beach is roughly 9 miles out and Jacksonville Beach is about 12 miles. For healthcare, UF Health Nocatee is approximately 1 mile from the Nocatee-area communities, Baptist Medical Center South is about 6 miles away, and Mayo Clinic is roughly 10 miles north — a combination that many buyers in this corridor find reassuring for day-to-day and specialist care.

Question 4

What are the best 55+ communities in St. Johns County?

Accepted Answer

The largest by available homes right now are Del Webb Nocatee and Riverwood by Del Webb (both inside Nocatee in Ponte Vedra), Stillwater (the county’s gated 55+ golf community), and WaterSong at RiverTown along the St. Johns River. "Best" depends on what you’re optimizing for — beach proximity, golf, new construction, or price — which is exactly what the comparison above is for. A second wave is worth knowing too: Dream Finders’ two Reverie communities, D.R. Horton’s Freedom at Parkland Preserve, Summer Bay at Grand Oaks, Bridge Bay at Bannon Lakes, and the established Cascades at World Golf Village — all covered below.

Question 5

Can someone under 55 live in these communities?

Accepted Answer

Usually yes, within limits. Federal HOPA rules require at least 80% of occupied homes to have one resident 55 or older, and each community’s HOA sets its own version — most allow a younger spouse or partner, and most set a minimum age (often 18+) for permanent residents. Always confirm the specific community’s age policy before writing an offer.

Question 6

Which Northeast Florida 55+ communities still have new construction homes?

Accepted Answer

Del Webb Wildlight in Yulee, Stillwater in St. Johns County, and the brand-new Del Webb Saint Johns off Greenbriar Road (sales opened 2025) are actively building, and Dream Finders’ Reverie at SilverLeaf is actively selling as well. WaterSong at RiverTown is in its final availability with occasional builder quick move-ins, and both Nocatee communities — Del Webb Nocatee and Riverwood (Del Webb Ponte Vedra) — are sold out and resale-only, which is also their advantage: mature landscaping and upgrades already in place.

Question 7

Is there a 55+ community with its own golf course near Jacksonville?

Accepted Answer

Stillwater in St. Johns County is the area’s dedicated 55+ golf community, built around its own Bobby Weed-designed 18-hole course — and golf membership is included with home ownership. Cascades at World Golf Village is the other golf-oriented active adult option, set beside the World Golf Village courses near St. Augustine.

Question 8

Do these communities have CDD fees?

Accepted Answer

Most of the newer master-planned locations — Nocatee, RiverTown, and Wildlight — carry CDD (Community Development District) assessments that ride the property tax bill on top of HOA dues, and they differ meaningfully between communities and even phases. I break down the true monthly cost, CDD included, on any home you’re considering.

Question 9

How much do 55+ homes cost in Northeast Florida?

Accepted Answer

Live inventory across these five communities currently spans roughly the low $300s (Stillwater villas) to just under $1M (estate homes in Del Webb Nocatee and Riverwood). The middle of the market — a 2-bedroom-plus-flex, 1,700–2,100 sq ft single-story — mostly trades between the mid-$400s and low $600s.
