The working one runs the western county — the SR-207 and SR-13 corridors through Elkton and Hastings, where the St. Johns County Fairgrounds hosts the Cattlemen’s Association’s Cracker Day every fall and acreage still means pasture. And the coastal one is the perk almost nobody mentions: the county permits horseback riding on roughly 30 of its 41 miles of beach, with a free special-use permit — yes, you can ride on the sand here.
Ponte Vedra Beach’s own horse inventory is scarce by design — the occasional Palm Valley acreage estate rather than a market — so most of the county’s equestrian homes live west, where the land is. Every listing below highlights horses, equestrian facilities, or paddocks in its MLS description. The diligence list is its own animal: zoning (Open Rural and agricultural classifications behave differently than residential), well and septic, fencing condition, and whether the ag exemption transfers. What should I verify before buying a horse property?
The land more than the house: zoning and whether horses are a permitted use (Open Rural and ag classifications differ from residential PUDs), the number of horses allowed per acre, well capacity and septic condition, fencing and barn condition, drainage (Florida pasture floods), and whether any agricultural tax classification transfers to you.
