Short Sales in Northeast Florida

63 homes · 7 new this week · updated 20 minutes ago

New short sales in Northeast Florida the day they list · free, no account

Every Northeast Florida listing whose MLS remarks say short sale or lender approval, straight from the feed and updated with it (the MLS’s own condition field is masked in the IDX feed, so the remarks are the record). A short sale is a home the owner is selling for less than the mortgage balance with the lender’s consent; the price you see is the asking price, not yet the approved one.

These are slow, paper-heavy purchases that reward patience and a clean offer. The guides linked below explain the approval process and the timeline; I write short-sale offers with the walk-away terms built in.

Frequently asked questions

How does a short sale work in Northeast Florida?

The seller owes more than the home will bring, so the sale needs the lender’s written approval of the price and of the seller’s shortfall. The listing is marketed first, an offer is accepted subject to that approval, and the lender’s review runs weeks to months before anyone knows whether the deal is real. The MLS flags these listings as Short Sale or Third Party Approval, which is exactly what this page filters on; nothing here is a guess.

Are short sales cheaper?

Sometimes, and never automatically. The lender approves a price it believes the market supports, usually from its own appraisal or broker opinion, so the discount is smaller than buyers hope and the timeline is longer than anyone wants. The real advantage is less competition from buyers who cannot wait. I write short-sale offers with the timeline and the walk-away terms built in.

Does the site show every short sale in the MLS?

Every marketable listing whose public remarks say so, updated with the feed. The MLS has a dedicated short-sale field, but the IDX feed this site receives masks it, so the remarks are the signal; an agent who leaves it out of the remarks keeps the home off this page. The remarks and the listing agent are the confirmation, and I check both on any home a client considers.

I’ll send new listings the moment they hit the market and walk through the details that don’t show up in the MLS — water access, HOA rules, what a feature really costs to maintain.
