How does a short sale work in Nassau County?
The seller owes more than the home will bring, so the sale needs the lender’s written approval of the price and of the seller’s shortfall. The listing is marketed first, an offer is accepted subject to that approval, and the lender’s review runs weeks to months before anyone knows whether the deal is real. The MLS flags these listings as Short Sale or Third Party Approval, which is exactly what this page filters on; nothing here is a guess.
Are short sales cheaper?
Sometimes, and never automatically. The lender approves a price it believes the market supports, usually from its own appraisal or broker opinion, so the discount is smaller than buyers hope and the timeline is longer than anyone wants. The real advantage is less competition from buyers who cannot wait. I write short-sale offers with the timeline and the walk-away terms built in.
Does the site show every short sale in the MLS?
Every marketable listing whose public remarks say so, updated with the feed.
