What counts as a foreclosure listing in Jacksonville?
This page gathers the MLS conditions that mean a lender or a court is in the picture: In Foreclosure (the case is filed but the owner still holds title), Real Estate Owned (the bank has taken title and is the seller), Auction, HUD Owned (an FHA-insured home the government now sells) and the rarer Notice of Default and Bankruptcy flags. They are different purchases with different rules, and the listing’s remarks say which.
Can I buy a foreclosure with a mortgage?
Usually yes for bank-owned and HUD homes, which sell through the MLS with an ordinary contract and often allow financing; HUD homes have their own bidding system through a registered broker. Court-step auctions are cash at the sale and are not purchased through the MLS at all; an Auction flag on a listing usually means an online auction platform with its own terms and buyer premium. I read the terms before a client falls for a price.
Are foreclosures sold as-is?
Nearly always. Bank-owned and HUD sellers make no repairs and limited disclosures, utilities may be off for the inspection, and the contract is the seller’s form with the seller’s addenda. An inspection period is still negotiable in most cases, and it is the one thing I do not give up.
