How the matching works — no black box
The quiz scores 28 Northeast Florida communities on six dimensions: your budget against where each community’s inventory actually trades (bands from our live MLS feed, not asking-price folklore); beach, water, or inland setting; new construction versus established streets; how much HOA and amenity structure you want; whether you’re shopping the age-restricted 55+ market (a legal distinction under federal HOPA rules — we wrote the plain-English guide to those); and where you regularly need to drive.
Deliberately absent: questions about your household, your family, or schools. We match homes and places, not people — and the fair-housing line matters more to us than a cleverer quiz.
