Every listing-price change on new-construction homes over the last 60 days — 1,395 cuts and 376 raises across 1,578 listings — aggregated by builder and community, straight from the MLS record. The sales office knows these numbers. Now you do.
Methodology: price changes come from the MLS price-history record on listings flagged new construction; builders are matched through their own listing brokerages (unattributable listings excluded); the median % is across each community’s moves; moves over ±40% are excluded as relist noise. Updated twice daily — this run September 26, 2026.

Where do these numbers come from?
From the MLS feed itself: every listing-price change on a new-construction listing over the trailing 60 days, matched to the builder through the builder’s own listing brokerage. Cuts and raises are counted per community, and the percentage shown is the median change. Nothing is estimated and nothing is editorialized — if a builder isn’t moving prices, it simply shows fewer moves.
How should a buyer use this?
As negotiating context. A community where the builder logged multiple recent cuts tells you the sales office has room — or pressure; a community with raises tells you the opposite. Pair it with quick-move-in inventory and days on market before you write. I’m happy to pull the listing-level history behind any row here.
How should a seller use this?
If you’re reselling inside or near a community where the builder is actively cutting base prices, you are competing with the sales office — your pricing and timing need to account for it. The reverse is also true: builder raises near you quietly support your comp set.
Why isn’t every builder listed?
Builders are identified only through their own captive listing brokerages, so the attribution is certain. Listings marketed through multi-builder or general brokerages are excluded rather than guessed — accuracy over completeness.
