Downtown Jacksonville and its major employment centers are roughly a 45-minute drive (about 30 miles), and the Jacksonville beach towns are a similar run south — either down I-95, or the scenic way: A1A through the Talbot Islands to the Mayport ferry, one of the prettiest drives in Florida. The island’s south end is anchored by the Omni Amelia Island Resort and the Ritz-Carlton — the resort corridor that drives much of the island’s second-home market. The Nassau County School District serves the area, with schools located across the island and in nearby Yulee.
Flood Zones & Insurance on a Barrier Island
Amelia Island is a barrier island, and flood risk here is real but street-specific. Much of the island sits on high dune ridges — some of the higher ground on Florida’s Atlantic coast — while marshfront and low-lying streets can fall in FEMA AE or VE zones where lenders require flood insurance. The difference shows up directly in your monthly cost: a ridge home and a marshfront home half a mile apart can carry very different insurance bills.
