Oceanfront lots on Ponte Vedra Boulevard are some of the most spectacular home sites in North East Florida. Oceanfront lots on Ponte Vedra Boulevard can also be hard to find. The lots along the Boulevard can reach sizes of 200 feet wide and 400 feet deep. There are sand dune elevations of over 40 feet on some of these ocean front lots. The largest lots can accommodate estate homes over 10,000 square feet in size.
Shopping for Oceanfront Lots in Ponte Vedra Beach
There are usually not more then two or three vacant lots available for sale on Ponte Vedra Boulevard at a time. When you shop for vacant lots there are several things to remember. The first thing to consider is the topographical variance of the lot. The elevations and locations of the dunes on the lot will largely determine the location, views, and size of the home you can build. Sometimes a smaller sized lot will actually give you more space to build then a larger sized lot. Its important that you write a contract that allows you to perform due diligence on the lot. This gives you the time to get in touch with architects, contractors, and zoning experts to decide if the lot is right for you.
Lots in South Ponte Vedra Along A1A
Once you travel farther south to where A1A meets Ponte Vedra Boulevard, lots become a little more affordable. This area extends all the way to Vilano Beach. Over 2000 acres of area is in the Guana River State Park. Homesites in this area are surrounded by nature. Many of the beach homes here were built as vacation homes. The lots on A1A are not as deep as the lots on Ponte Vedra Beach Boulevard and are close to A1A. The beaches are very quiet and private, it is not uncommon to walk out early in the morning to watch the sunrise and not see anyone else on the beach for miles.
