From campus to condos

Hudson Capital LLC and AMC Delancey Inc will team up to buy $31.5 million worth of property from Jacksonville University, a move designed to alleviate the university’s debt.
The land, covering 62 acres will be re-developed into condos, townhomes and retail space. Also expected to be added is a marina, golf & yacht club and a movie theater.
They haven’t yet disclosed what the going rate will be for buying a home there but past sales in the area indicate that a minimum of $200,000 would not be an unreasonable figure to expect.

No sooner has the First Street Grill succumbed to closing doors than the Lighthouse Grill followed in its wake. The restaurant at the San Pablo bridge is now owned by Chase Properties Inc whose gameplan now is to convert the property into 37 townhouses with a minimum price-tag of $650,000, boat slip included.
What slipped this past the Jacksonville Beach council was keeping the buildings under the 35 feet height limit, something that was the wish of the voters in the 2004 election.
The plan by Chase mirrors similar plans by other developers which involve buying up land, tearing down the property and building anew, resulting in Jacksonville Beach’s character being irrevocably changed.

Southbank renovations hit by a stumbling block
Filed Under Jacksonville Condos, Jacksonville Homes, Jacksonville Townhomes, Jacksonville property development | Leave a Comment
Renovation plans for the Southbank are underway. 42 acres of riverfront property, which used to be the JEA Southside Generating Station, could soon be turned into condos, office and retail space – if the developer is able to get the project started.
Cowford Riverfront LLC and Case Pomeroy Properties wants to build 2000 condos & townhomes as well as a hotel, office space, retail space and a marina. There would even be 10 acres of open space left.
But the deal, after four years of planning, is not certain. A school board has not yet allowed the building of an access road through their property. That and a rezoning application may slow things down even more. But everyone is hopeful that all problems can be ironed out and construction could begin next year.
