There are many aspects and features of a home that give it character and charm. However, when selling your home, there are several upgrades that add even more appeal and attract buyers. Some upgrades can be costly and time consuming, while you can accomplish others in an afternoon. Here are eight home upgrades that can make a difference when selling your home.

Lighting

Bright, well-lit homes impress buyers. Light is inviting and the brighter your home is, the more welcome individuals feel in your home. To upgrade your home, install additional lights in darker rooms or add accent lights to brighten a common living space. Make sure all light fixtures have working lightbulbs and if possible, purchase new, modern light fixtures throughout the home.

Energy Efficiency

Homes with many energy-efficient features appeal to buyers. Programmable thermostats, energy-efficient windows, and solar panels are all features that can greatly improve the sale of your home.

Flooring

Stained, worn-out carpet or grimy vinyl flooring is not going to attract buyers. Flooring is a large investment and not something that many prospective home buyers want to pay for or install on their own. Spend the time and money to update the flooring throughout your home. If you have a limited budget, focus on the main living areas: kitchen, living room, master bedroom, and bathrooms.

Landscaped Yard

The exterior of your home is one of the first things buyers will notice as they come to your home. Spend time prepping your yard. Plant flowers, weed the garden, fix dead patches of grass, etc.  Outside curb appeal entices potential buyers to more fully consider the home as their own.

Kitchen Appliances

The kitchen can be a breaking point for a sale. You want to update the kitchen as much as possible. And while this can be an extremely costly endeavor, one option is to upgrade to new appliances. This gives the kitchen a more modern look without the cost of expensive remodeling. It is also a benefit for buyers to know they won’t need to budget for new appliances in the near future.

Bathroom Sink

Updating an entire bathroom can cost you thousands of dollars. If you want to make a fast change and one that won’t break the bank, consider updating just the bathroom sink. This is a focal point in a bathroom and an update from an old pink sink to a more modern and timeless option will drastically improve the overall look of a bathroom. Plus, you can change a sink in an afternoon, instead of spending days updating the room.

Front Doors

The front door is the first thing people see as they walk into your home, so you want to ensure the door is well-maintained and makes a statement. Add a new coat of paint to the door and new doorknobs if necessary. You want the door to invite buyers in and make them excited about what is inside.

Roof

Adding a new roof is an extremely costly and timely upgrade but is a huge investment. A new roof can greatly increase the price of a home but it is something you need to consider in advance.

Overall, the important thing to remember is that the time and money you put into the home is an excellent investment and by making the right upgrades, you’ll see the return from buyers.
