According to Jacksonville real estate agents, a new kind of species is emerging - single women first time buyers who are starting for the first time to outnumber single men first time buyers.

Real estate agents put the growing trend down to more financially independent women with successful careers.

But despite all this, everyone is beaten hands down by another stronger species - married couples buying a home. No-one can beat the married couple it seems.

The Florida Association of Realtors reported a 3% drop in Jacksonville home sales in June but the median price rose once again by another 5%, making the median price now $213,500.

However, condo sales went UP in June by 10% as the condo median price fell 9%.

These figures may not be 100% accurate though as the stats from St Johns County are apparently not yet in. But they give a general enough picture of the real estate outlook for June 2006.

Florida’s Department of Business and Professional Regulation is planning to hold a series of town hall meetings after Governor Jeb Bush vetoed condo termination legislation and then told the DBPR to get public opinion on the proposals.

Under the law as it stands at the moment, if you want to terminate your condo association, it needs to have 100% by the unit owners. The unit owners can also go to court in the event of a termination or damage to the property.

Senate Bill 1556 would have changed some of that. Governor Bush felt the proposed law would go too far so he vetoed it.

Jacksonville is rapidly becoming a real estate hot-spot and nothing proves this better than the never-ending flow of real estate companies coming into the city and setting up offices.

In fact, the Real Estate Strategy Center of North Florida Inc. has said that a very big company is moving to Jacksonville at the end of this year. Who that company will be is anyone’s guess as the Real Estate Strategy Center isn’t telling.

But they ARE saying that an estimated 75 people are moving to Jacksonville every day and those 75 people need a place to live. That sounds like very fertile ground for real-estate agents.
