Southbank renovations hit by a stumbling block

Renovation plans for the Southbank are underway. 42 acres of riverfront property, which used to be the JEA Southside Generating Station, could soon be turned into condos, office and retail space – if the developer is able to get the project started.
Cowford Riverfront LLC and Case Pomeroy Properties wants to build 2000 condos & townhomes as well as a hotel, office space, retail space and a marina. There would even be 10 acres of open space left.
But the deal, after four years of planning, is not certain. A school board has not yet allowed the building of an access road through their property. That and a rezoning application may slow things down even more. But everyone is hopeful that all problems can be ironed out and construction could begin next year.

“Jacksonville is going to be the next major city in the Southeast,” according to Bayard Spector and to help that vision along, he plans to build the city’s tallest building.
$3.25 million has bought him a building at the corner of A. Phillip Randolph Boulevard and West Bay Street, near Jacksonville Arena. He now plans to spend another $100 million turning that building into a 700 feet, 70-story hotel and condo tower.
The building would also house a spa and a ballroom.

Jacksonville may be getting its first true skyscraper

Could Jacksonville soon be getting its first Metropolis-style skyscraper? That may well be the case if Bayard Spector feels so inclined. He has bought the Nolan building from Bailey Publishing which could end up as a 70 story complex with a 169 room 5 star hotel, 469 residences, over 1000 parking spaces and a 35,000 square-feet ballroom for everyone’s banquet and dancing needs.
But that’s not the limit of Spector’s vision. Also thrown into the mix is the possibility of a spa, a recording studio, restaurants and a nightclub. All in all, expect to not get much left out of a 1.5 million square feet of space.

WG Pitts snaps up riverside land

When the Robin Shepherd Group decided to relocate their offices, they sold the land they sat on to one of their PR clients, the Jacksonville-based WG Pitts Company. Now Pitts plans to turn the 1.34 acre land into a 19 story waterfront condo called The Residences of Bishopgate.
The scheme comes with a price tag of $70 million and includes 80 units of around 2500 square feet each. Also planned is a swimming pool, covered parking, a fitness center and concierge desk.
Environmental groups will be happy to learn that a line of existing oak trees along the river will be preserved.
Since the waterfront property is currently zoned for commercial use, it will have to be re-zoned for its future residential plans. Pre-sales are expected to commence 2006.
Both parties refused to reveal how much cash changed hands but the property has a market value of approximately $1.3 million.
Meanwhile the Robin Shepherd Group is busy looking for newer bigger offices.

Third tower to pop up on the Southbank

He developing the Peninsula and The Strand. Now Miami-based Granvil Tracy wants to spend at least $100 million on a third tower – a 40 story luxury condo tower in the Southbank.
Dubbed The Vu, this tower would have around 190 units, an exercise facility, meeting rooms, pools, sauna and spa, and a rooftop club for residents. Construction is hopefully going to start in a year but that all depends on how many pre-sales they can put together, but no prices have yet been decided for the units. Plans will be laid before the Design Review Committee on December 15th.
Developers originally conceived the Vu tower to be an office building with about 85,000 square feet of space which would have been placed over a 260-space parking garage.
